Rate per Square Meter for Gypsum False Ceiling in Nepal

Overview

Our previous blog detailed the rate analysis for terrazzo mosaic flooring. If you need that in-depth analysis and specification, you can read it here.

In this post, we focus on the cost analysis of installing a gypsum false ceilingโ€”a popular and economical solution in Nepal. Gypsum board not only enhances the aesthetic appeal of interiors with its smooth finish but also improves thermal insulation and sound reduction. Its fire-resistant properties further make it a preferred material in modern construction.

Gypsum Board in Brief:
Gypsum board is primarily composed of gypsum and is used for ceilings and partitions. In Nepal, the board is typically available in thicknesses ranging from 9โ€ฏmm to 12.5โ€ฏmm and in sizes of 2ftโ€ฏร—โ€ฏ2ft or 4ftโ€ฏร—โ€ฏ6ft. For structural support, both aluminum and steel framing systems are used. In this analysis, we consider steel units.

The material costs are based on the Kathmandu district rate (080/81), and local labor rates are applied on a per square foot basis (later converted to square meters).

Detailed Calculations

Assumptions for a 100 sq. ft. Area (10ft ร— 10ft):

  • Gypsum Board: Using a 12.5โ€ฏmm thick board sized 4ft ร— 6ft.
  • Framing: Steel units are used for the perimeter (Frame C studs) and intermediate support, with U studs for the bottom. The grid spacing is 2ft.

The rate analysis follows these steps:

  1. Material estimate and cost
  2. Workersโ€™ cost
  3. Cost for tools and plant usage
  4. Contractorโ€™s overhead and profit

Material Estimates (with 5% Waste Consideration)

  • Gypsum board: 105 sq. ft.
  • Perimeter channel: Approximately 40 ft required (4 nos)
  • Intermediate channel: 40 ft required (4 nos)
  • Metal ceiling section for the bottom: 40 ft required (4 nos)
  • Ceiling angle: 16 nos for the intermediate grid, plus 2 additional nos for the hanger
  • Jointing wall putty: 7 kg per 100 sq. ft. (L.S.)
  • Jointing tape, screws, and clips: As per local specifications (L.S.)

Material Rates (Kathmandu District Rate 080/81)

  • 12.5mm Gypsum board: 105 sq. ft. at Rs. 88 per sq. ft. = Rs. 9,240.00
  • Perimeter channel: 4 nos. at Rs. 195 = Rs. 780.00
  • Intermediate channel: 4 nos. at Rs. 314 = Rs. 1,256.00
  • Metal ceiling section: 4 nos. at Rs. 327 = Rs. 1,308.00
  • Ceiling angle: 2 nos. at Rs. 109 = Rs. 218.00
  • Jointing wall putty: 7 kg at Rs. 38 = Rs. 266.00
  • Jointing tape, screws, and clips: Lump sum of Rs. 350

Total Material Cost:
Rs. 9,240.00 + 780.00 + 1,256.00 + 1,308.00 + 218.00 + 266.00 + 350.00 = Rs. 13,418.00

Labor and Additional Costs

  • Worker’s Cost: Local rate is Rs. 15 per sq. ft.
    For 100 sq. ft.: 100 ร— Rs. 15 = Rs. 1,500.00
  • Tools and Plant Cost: 3% of the workerโ€™s rate per sq. ft. equals Rs. 0.45 per sq. ft.
    For 100 sq. ft.: 100 ร— Rs. 0.45 = Rs. 45.00

Subtotal (Materials + Labor + Tools):
Rs. 13,418.00 + Rs. 1,500.00 + Rs. 45.00 = Rs. 14,963.00

Contractorโ€™s Overhead and Profit

  • Overhead and Profit: 15% of the subtotal
    15% of Rs. 14,963.00 = Rs. 2,244.45

Total Cost for 100 sq. ft.:
Rs. 14,963.00 + Rs. 2,244.45 = Rs. 17,207.45

Final Cost Breakdown

  • Cost per square foot: Rs. 17,207.45 / 100 = Rs. 172.07
  • Cost per square meter: Rs. 172.07 ร— 10.76 โ‰ˆ Rs. 1,851.47

In Words:
Rs. one thousand eight hundred fifty-one and forty-seven paisa only per square meter.

Summary of Rate Analysis

This analysis outlines the complete process for supplying, fabricating, and installing a 12.5โ€ฏmm gypsum board false ceiling with a GI frame over a 100 sq. ft. area. The cost includes:

  • Materials
  • Labor Charges
  • Tools and Plant Usage
  • Contractorโ€™s Overhead and Profit

By understanding these detailed calculations, homeowners and contractors alike can budget accurately and plan effectively for interior finishing works.

Additional Considerations

  • A similar approach can be used to analyze the rate for a 9โ€ฏmm gypsum board ceiling or for dry wall installations.
  • For jointing work on gypsum boards, waterproof wall putty is an alternative, priced at Rs. 63 per kg as per the Kathmandu district rate.
